A full interior renovation of a multi-tenant commercial office complex in Montana Park, Pretoria. The project involved structural modifications, complete internal fit-out, and external facade upgrades across three floors of occupied office space.
Project Scope
The client required a phased renovation that allowed tenants to remain operational throughout the construction period. Phehlwana Group managed the full scope of work including:
- Structural wall removal and installation of steel lintels to create open-plan office layouts
- Complete replastering, painting, and ceiling replacement throughout
- New electrical distribution boards, lighting, and data cabling
- Plumbing upgrades including new ablution facilities on each floor
- Waterproofing of the flat roof and parapet walls
- External facade painting and signage preparation
- New entrance lobby with tiled flooring and feature wall
Approach
Given the occupied nature of the building, work was sequenced floor by floor with strict dust and noise management protocols in place. Daily toolbox talks addressed the specific risks of working in an occupied building, and all work was carried out in full compliance with the OHS Act.
The project was completed on schedule and within the agreed budget, with zero lost-time incidents recorded.
